Finding a Quality Inspector-

First off lets define the roles of the Engineer and the Home Inspector.


      Engineered Analysis
or design work involves extensive scientific testing. Engineers apply the principles of Chemistry, Physics, and Mathematics to determine structural and mechanical condition. This requires extensive experience, preparation, and testing to resolve.

      Home Inspectors examine components of buildings through visual means, with normal user conditions. There is no application of the scientific method or testing. There are several different types of inspections available so talk with your agent about what is right for you. This body is regulated by The American Society of Home Inspectors (ASHI) keep their website in mind, it is very useful. Their site includes the established standards of practice, specific services, limitations, and exclusions that can be expected from private home inspectors.

You should consider the qualifications of the inspectors looking at your home. Ask for referrals from Agents, check their credentials, and just for grins, see if they are in the Yellow Pages.

Next Choose and Appraiser while you are at it.
This is the person that establishes the current price relevant to current market conditions and market value. These people are usually referred by your agent as well. Check credentials, ask for previous customers, etc.
